Do I need HOA approval for a new roof in Mount Pleasant?
In a lot of Mount Pleasant, yes, and often before you can even schedule the job. Many of the town's planned neighborhoods have an architectural review board that has to approve the roof material and color first. Two examples, from their own rules:
- Dunes West: owners have to submit plans to the Architectural Review Board before starting any work, and the rules say that includes re-roofing with the same shingle.
- Carolina Park: the Design Review Board allows standing seam or 5V and 8V metal, wood shake, copper, slate, and architectural fiberglass shingles rated for at least 30 years. The color has to blend with the house.
Park West, Rivertowne, I'On, Snee Farm and other neighborhoods have their own boards and rules. We get you the shingle or panel spec sheet and color samples your board asks for, so the approval does not hold up the job.

Does the Old Village have rules for roofs?
It can. The Old Village has its own historic district guidelines and a town Historic District Preservation Commission that reviews exterior changes. A roof that changes material or color where it shows from the street is the most likely to need review. Before we order materials for an Old Village home, we check with the town what your job needs.
Who issues roofing permits in Mount Pleasant?
The Town of Mount Pleasant Building Inspection Division. The town requires permits to alter or repair a building, and you can reach the office at (843) 884-5184. We handle the permit for your job.

What does the coast do to Mount Pleasant roofs?
01
Wind
Mount Pleasant knows hurricanes. Hugo came ashore at Sullivan's Island in 1989, right next door, and did serious wind damage across Mount Pleasant. Even ordinary storms off the harbor lift shingle edges and work on loose flashing. Correct nailing and sealed edges matter more here than inland.

02
Water
Parts of Mount Pleasant sit in coastal flood zones, including high-hazard VE zones near the water. Your roof is not what floods, but wind-driven rain during a storm is where most coastal leaks start, at chimneys, skylights, walls and dormers.

03
Salt air
Homes near the harbor, Shem Creek and the marshes see more corrosion on exposed metal: flashing, vents and fasteners. On metal roofs near the water, ask any roofer what fasteners and coatings they use.

Snee Farm, Hobcaw Point and Belle Hall
Established neighborhoods with a mix of home ages and roof ages.
Park West, Dunes West, Rivertowne and Carolina Park
Newer planned communities with HOA review boards.
Commercial roofing in Mount Pleasant
We repair and replace metal, TPO and EPDM roofs on shops, offices and other commercial buildings along Highway 17, Coleman Boulevard and across Mount Pleasant. Metal is a common choice for commercial buildings near the coast because it handles wind and heavy rain well. See our commercial roofing page.

Roof replacement warranty
What warranty comes with a new shingle roof in Mount Pleasant?
Every Powell Roofing replacement comes with our 10-year workmanship warranty. Upgrade to CertainTeed's SureStart PLUS 5-STAR warranty and your roof is covered for up to 50 years on single-family homes for materials, labor, tear-off and disposal if there's ever a shingle defect, with no proration. Workmanship coverage extends to 30 years. As a CertainTeed ShingleMaster PREMIER contractor, we're one of the few roofers authorized to offer it. Pricing for the upgrade is included in your free estimate.

| Standard CertainTeed warranty | SureStart PLUS 5-STAR (through Powell) | |
|---|---|---|
| Full coverage (materials and labor) | First 5 or 10 years, by shingle line | Up to 50 years (single-family homes) |
| After that | Prorated, materials only | Stays at full coverage |
| Tear-off and disposal | Lifetime A lines only, during SureStart | Covered for the full term |
| Workmanship | Powell Roofing, 10 years | 30 years |
| What it takes | Any CertainTeed shingle | Full CertainTeed Integrity Roof System, all metal flashings replaced, ShingleMaster PREMIER installer |
Warranty terms apply to shingle roof replacements, not repairs, gutters or siding. Under 5-STAR, townhomes, condos, churches and commercial buildings are covered up to 30 years rather than 50. Because 5-STAR requires new step, sidewall, chimney and skylight flashing, a 5-STAR quote always includes it.

Frequently asked questions
Still have a question? Call us at (843) 270-2421, Monday to Friday, 8am to 5pm.
Do I need HOA approval to replace my roof in Mount Pleasant?
In many Mount Pleasant neighborhoods, yes. Dunes West requires owners to submit plans to its Architectural Review Board before starting work, even for re-roofing with the same shingle. Carolina Park's Design Review Board approves roof materials and color. Check your HOA rules before you sign a contract.
What roof materials does Carolina Park allow?
Carolina Park's design guidelines allow standing seam or 5V and 8V metal, wood shake, copper, slate and architectural fiberglass shingles with at least a 30-year rating. Roof color has to blend with the home, and changes need Design Review Board approval.
Does a roof in the Old Village need historic review?
It can. The Old Village has its own historic district guidelines and a Historic District Preservation Commission that reviews exterior work. A change in roof material or color that shows from the street is the most likely to need review. We check with the town before we order materials.
Who issues building permits in Mount Pleasant?
The Town of Mount Pleasant Building Inspection Division. The town requires permits to alter or repair a building, and its office can confirm what your roof job needs at (843) 884-5184. We handle the permit for you.
Is a metal roof a good choice in Mount Pleasant?
Metal is a strong choice near the water. It sheds wind-driven rain well and is allowed by several Mount Pleasant HOAs, including Carolina Park. Near the harbor and creeks, ask about fasteners and coatings rated for salt air.
Does Powell Roofing do commercial roofs in Mount Pleasant?
Yes. We install and repair metal, TPO and EPDM roofs on shops, offices and other commercial buildings in Mount Pleasant, including along Highway 17 and Coleman Boulevard.
