Do I need HOA approval for a new roof in Mount Pleasant?

In a lot of Mount Pleasant, yes, and often before you can even schedule the job. Many of the town's planned neighborhoods have an architectural review board that has to approve the roof material and color first. Two examples, from their own rules:

  • Dunes West: owners have to submit plans to the Architectural Review Board before starting any work, and the rules say that includes re-roofing with the same shingle.
  • Carolina Park: the Design Review Board allows standing seam or 5V and 8V metal, wood shake, copper, slate, and architectural fiberglass shingles rated for at least 30 years. The color has to blend with the house.

Park West, Rivertowne, I'On, Snee Farm and other neighborhoods have their own boards and rules. We get you the shingle or panel spec sheet and color samples your board asks for, so the approval does not hold up the job.

Does the Old Village have rules for roofs?

It can. The Old Village has its own historic district guidelines and a town Historic District Preservation Commission that reviews exterior changes.
